The brief
A couple with a young child needed more space and had one firm priority: a home within a very specific school catchment. We were honest with them from the start that their brief would be a challenging one given their budget and how tightly they had drawn the map. They understood, and they were happy to be patient.
Our approach
For several months we kept them informed about the market and the opportunities that came and went, so that when the right home appeared they would recognise it immediately. That moment arrived when a perfect house in an ideal position had a couple of pest issues surface the day before auction. Once we were informed, we knew the opportunity was too good to pass by. Within a day we had professional advice, quotes and a clear picture of the risk, and because the local sales agents know and respect the way we work, we were able to move quickly and negotiate with confidence.
The outcome
We negotiated a deal on the Friday afternoon, before the property ever reached the auction floor. It was a home our clients would have struggled to compete for on their own, and it matched both their needs and their budget. Right place, right time, and the right relationships to act on it.
